More about this document

What it is

AT issues this certificate to confirm properties recorded in the holder’s name for tax purposes. Here, “Certidão Predial” means the Finanças document linked to the tax register. It is not the permanent land registry certificate.

Points to check and differences

For mortgages, seizures or legal entries, request the appropriate land registry information. Tax records do not replace that check.

Frequently asked questions

Is it a caderneta predial?

No. A caderneta describes a property’s tax details; this certificate confirms properties in a holder’s name.

Can it prove no properties are recorded?

That purpose is served by the negative property certificate, within AT’s records.
